Some may say it’s a seller’s market, but it’s a great time for both buyers and sellers. In the last week, I had two listings sell in less than two days, each with multiple offers. Here are some things to consider, regardless of your role as buyer or seller. Staging maximizes the interest in your property and often increases theperceivedvalue, which means a quicker and more  profitable sale. What does it entail? Minimizing clutter, clearing kitchen counters, and neutralizing the feel of the home. Furniture that’s place to display the potential use of a space leaves the room looking  spacious. Using neutral  colors with a splash of statemtne  color that is consistent with  other feathures in an inexpensive way to increase both a home’s salability and value. Cleaning: Detailed cleaning is always a great idea. You and I know that the home never stays that way, but buyers will feel more comfortable in a clean and welcoming environment.

Buying a home cab be intense at times, but you can be prepared in any buying environment with the right coaching and guidance.

Request a Market Analysis: Determine what is the most you would pay for any particular home before you make a final offer. If you do, you’ll have more peace in the process. Don’t determine your best price by Zestimate or other web-based real estate platforms. These are based purely on statistics and don’t factor in the condition of the home or the specific market. Alternatively, a competent agent can provide a proper range of value in the market, considering the condition. This is called a comparative market analysis and shouldn’t cost you a thing.

Know What Makes a Strong Offer: Know all the elements of a strong and competitive offer. While it can be imperative that you move quickly, discuss with your agent thoroughly both the risks and the benefits of those various options. Ultimately, you want to secure your dream home and be protected in the process.
